Hello,

Simple question - I'm getting my house valued by an estate agent, as I prepare to sell for the first time.

What should I expect? What will happen? And what next?

    the estate agent you want to use to sell it?
    the surveyor appointed by a purchaser looking to buy it?

    Good question.

    It's by the estate agent I'm looking to sell with. I'll update the original post.
  • They just try and sell their services to you. I remember feeling majorly bored listening to their drivel, they will think you were born yesterday.

    Don't agree to anything on the spot, just let them talk, don't say much yourself and take a copy of their contract for reference. Afterwards you can compare the contracts in your own time. You'll probably want to negotiate their fee and contract length.

    Expect to get a value at what other properties have sold for in your area recenly - you can do this yourself though.

    They will tell you a figure that they would market the property for.

    Next you decide if you want to advertise with them or not.

    If 3 Estate Agents value your property at say £140K £150K and £160K - your property will still only be worth what someone is willing to pay for it so bare that in mind when you chose your Estate Agent, you will need to look at their contract, selling fees and terms before deciding.
