Changing name on tenancy

Hi
I have some family who are looking to rent and have found a house in there preferred location. One of them starts work in 2 weeks and as such has no contract of employment at the moment. For fear of losing the property to someone else they have asked if I would rent the property for month or so and then get the tenancy agreement transferred to them once they start work etc. Is this possible and easy to do? I do not rent any other properties.

If the landlord agrees, it's easy. And if he agrees he's likely to want some of his costs paid.

You're going to say "After I've signed a legally binding contract for 6 months (or whatever), can I get out of it after 2 weeks, and can my brother (whoever) be granted a tenancy in my place please?"
The best reply you can exect is:
"Tell your brother to come in so we can take some money off him, initiate tenancy vetting (credit checks, references etc) and then we can give you an answer."
If the answer is "Yes" he might as well apply for the tenancy straight off.
If the answer is no, where does that leave you?
More likely they'll say:
:rotfl::rotfl::rotfl::rotfl::rotfl:
and then after they've calmed down they'll ask:
"Do you want this 6 month tenancy or not?"0 -
What do you think a tenancy agreement is? Do you think that it is just a bit of paper that you sign and then you get to live in a house that you can then just let someone else live in and change their names onto the bit of paper you signed?
A tenancy agreement is a legal contract. The contract is between the tenant and the landlord. If you sign a tenancy agreement for a 6 months contract that means that you are liable to pay the rent for the whole of that 6 months.
So if your family change their minds about the house that you have rented you will have to pay 6 months rent plus the landlord does not have to accept your family as a tenant because according to you they will fail the financial checks.0
