Permitted development on new house

We are buying a traditional terrace house. Currently it has a side return kitchen with bathroom at end and a small courtyard.

We want to extend the kitchen into the side return. New extension will about 9ft x 16ft.

Demolish the current bathroom to enlarge and square off courtyard

Build over kitchen to make new bath room - 14ft x 7ft hoping.to use SIPs

The new courtyard will work out at 15ft x 9/10ft.
It also has a seperate garden but im not sure if this is considered when thinking about outside space.

Any idea if we need planning?

    Visit https://www.planningportal.gov.uk and it gives loads of info on what does and doesn't need planning permission.
  • How old is the part of the building the the kitchen is in? We bought a house with this layout and also wanted to build over the kitchen to move the bathroom upstairs. Turns out it would be cheaper to knock down the existing kitchen extension and start again as the foundations can't take the weight of another storey.

    If you want a second storey, you almost certainly need planning permission, especially when terraced.

    As per the post above, existing extensions are often old - quite commonly converted single skin outbuildings - and not suitable for building over. Check this now, before you buy if you have budget constraints.
