Referencing (Homelet) taking ages

So my parents are looking to rent through a letting agent after previously renting privately off family friends for 2 years (before that they let through an agency) and they've done all the Homelet reference stuff which was marked as complete (online) either on Thursday or Friday morning - my dad has one CCJ which he declared and this was about £400 I think, and my mum has nothing adverse. They've had no contact at all either way and I've read that referencing can be as little as 24hours and it's making my mother really anxious.

Is it unusual to not hear back virtually straight away after it's marked as complete?
The truth is out there... and I want to believe

    Well the landlord needs to see all the information before deciding
  • Ahh okay - so does it mean they haven't automatically been declined then as I know any CCJs not declared result in automatic decline but as he declared it (and is willing to pay extra for deposit if needed as they have no guarantor) they're hoping it won't result in an automatic decline.

    No such thing as an automatic decline - the LL can let to anyone they wish.


    But normally if you've been upfront, these references just confirm there's nothing else
  • Ahh I appear to have gotten confused with the terminology used in the criteria PDF for Homelet as it implies that there is a decline if the tenant has any kind of CCJ not declared in the same way a credit card application is declined - I presume now this is their own set of rules and a LL can of course over ride them.

    Hopefully their financials and with the reference from their current LL they should be okay - just hate all the worrying.
