Reclaim VAT

Hi,

My wife and I are buying a new build home and will be moving in during late October. Whilst shopping for tiles today, the sales assistant suggested that we could claim back VAT on items such as tiles, carpets and wooden flooring within 3 months of it being signed off by building control. The only information I can find about this regards self builds. Has anyone had any experience of doing this on purchased new builds in the past?

    so a builder has completed the shell of the building and you are going to do the fit out work yourself having taken over from the builder? Note it is crucial that it is a shell, not a functional building - see the explanation on the claim form

    you are buying materials which you will then give to the builder who will do the work for you ?

    From what you post a few tiles, curtains and carpets are no where near the sort of qualifying work required to be a shell and certainly not recoverable

    When we built our house(using a builder) we could only claim back the vat on items used for the build that formed part of the build i.e. could not be easily removed. Our builder handled all this for us.

    We could not therefore claim back for carpets.

    If they are recommending this to you I would ask them to buy on your behalf and claim back the vat themselves. You can then pay them the nett amount.
