Sending Survey to Agent and/or Seller

Hi,

I have recently had a survey done for a house I am looking to purchase.
The a a few main issues and alot of little things that need replacing in the next couple of year.
My aim is to negotiate.

The vendor has asked for a copy of the survey.

a) Should I not send it?
b) Send only the main things
c) most of the issues including all the little ones.

I was thinking C).

    What specifically is your basis for renegotiation?
    ...and what was the survey valuation in comparison to the offer price?

    Is there any reason why you don't want to send the whole survey, including the valuation?

    If you withhold parts of it, I think the EA/seller will wonder why and be suspicious.
  • Does the survey include a valuation amount for the property? If so, would the vendor seeing this help with your negotiation?

    The valuation was done by the same person that did the survey so the figure is the same. Some where I read the valuation is not based on the condition of the property but more on what it valuation is in comparison to similar properties in the same area. My offer was lowered to meet the valuation, however I do still thing it is abit expense for what it is. All windows need replacing and flat roof in a couple years. It also has abit of damp and a few smaller issues.

    These issues together with other properties I have seen that are 15k more but have an extra bedroom and are in a better condition. Also its only a 2 bed house and one room is quite small so I can't see too many people being interested in this property. These are my reasons for negotiation.

    Reason for not sending the whole thing is because I have paid for it and it has been commissioned for me. If the deal falls through I have just given them the report on a plate.

    So it sounds like you've reduced your offer once (to the valuation figure) and now you want to reduce it further.

    Many sellers would be very annoyed at you for doing that, and refuse to negotiate further.

    But who knows? Perhaps your seller is desperate to sell.
  • Well what happened when I received the valuation I spoke to the AE (because they kept on chancing ) and stated that it is lower than my offer and it would be likely that I would want to negotiate. I gave her the figure.. She said do you want me to let vendor know and I said yes. She came back to me the next day saying they will match in. It was a 2k difference. She then said to me is it okay if I send out new letters. I said I receive the survey in a few days in the unlikely event there are issues with the property I would probably want to negotiate so hold fire.
