Good areas for investing in BTL property in the North-West or neighbouring regions.

Where is good in North west or neighbouring regions for investing in property (BTL)? Budget 100-150K

    Hmm, really BTL is like the stock market - you have to decide how much risk you want and how much annual return you hope to get.

    You can still buy houses for £30k in some areas, but you'll struggle to let them, but they might go up by 20% in a single year or even a few months if the investors come looking (see openshaw). That's the low return high risk/high gain option.

    Or you could go for established residential areas where you can buy for £90k and expect £400-450 a month with a reasonable expectation to let. You won't get 20% a year ever, and certainly not in a few months, but over 10 years or more you're likely to have a solid investment.

    I really DON'T THINK the UK really needs yet another BTL.... do you seriously not read the news and everything that is going on with Northern Rock???

    For gods sake, think about the FTB's who are struggling as it is and its people like you pricing them out of the market.

    Sorry but I do not have any empathy with anything to do with BTL.

    nobody expects you to have empathy with btl, but renting is a vital part of the housing market and actually saves people money.
    Some people choose to rent as a precursor to buying together, it reduces the risk, btl is no different to established landlords in this respect. Others have come out of ownership and can't get LA or HA property, again btl fills the gap.

    It's not all bad. and is it any worse than any other investment? The housing market has fuelled btl, rather than btl fuelling the housing market. It's rather naive to place the blame for ftb's problems on btl.

    Fair enough comments, but I get a little sick and tired of every Tom, !!!!!! and Jones thinking they are the next big property investor.

    This whole BTL is getting a tad boring now.. and sorry, IMHO BTL has mainly fuelled HPI... greed, in order to make a quick buck. Simple as.

    BTL died when the land speculators sold 9 months ago.

    Hundreds of thousands of new flats were built accross the country.

    Tens of thousands of BTLers bought them.

    Them market is now flooded. Rental yields are going to the dogs.

    Swathes stand empty with many more soon to be completed.

    Look around your city centers... all the new flats. Do the mathes.

    The eastern europeans the BTLers plan to rent to are only here to BUILD the flats. Once the building is done they will move on.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.
