G-M, although i did the conveyance while i still a mortgage, the Abbey National insisted i still paid their Solicitor, he was suppose to have checked i hadn't made any mistakes, but the main reason i needed him was to be there handing over the money.
Do you mean he was physically present at Completion? And buyer handed over 2 cheques: 1 to you and 1 to lender's solicitor?

If so, that seems to be similar in principle to what OP is hoping to arrange ie payment direct to the lender.

I remember a couple of the books i read at the time saying, selling was much easier than buying. So long as you don't move out until you get your money, even if a mistake has been made that's the buyers worry. When you're buying if a mistake is made you could be left without a home.
    That is certainly true.

There are far more checks and processes involved with buying, and any mistakes will come back to bite you once you own the property.

As a seller all you have to do is collect the cash before handing over the keys. Though as I say, dealing with a mortgage Charge removal is a complication.
  • The bank have said they do the bit where the charges are taken off the house with the land registery.
