Scottish Tenancy Advice - No hot water in bathroom & constant leaks

Just looking for some advice. I have a short assured tenancy in Scotland.

I've been renting with a letting agency for the last 4 years and I've had constant problems with leaks and my boiler. Last year on 15/08/2015, our bathroom ceiling fell in above the bath, when my boyfriend was in the shower (it's an electric shower on the wall) There was lath and plaster everywhere and nobody offered to help clean up. I reported the damage immediately, but repairs weren't carried out until late September (around 6 weeks).

This year, we had water pouring in our kitchen (through the light sockets) because upstairs had disconnected their washing machine and not re-fitted it correctly. The damage in only cosmetic, however it adds to the list!

Shortly after the above with the kitchen, downstairs complained they had water leaking into their kitchen (their kitchen is underneath our bedroom). Their kitchen ceiling was gushing water and sagging. Supposedly, the tenant below told his landlord but he said it would go away. I reported this immediatly to my letting agency and our bedroom floor was lifted up. It was a lead pipe which had been leaking for some time. The leak was capped and our hot water in the bathroom turned off (this was in May and the leak has not been fixed and our hot water is still off).

We have had the plumber over to lift the bedroom floor again, as the factor supposedly thinks the estimate for repair work is excessive. The jousts are rotten, yet he claims they are not. They have to get a timbre expert out in order to assess the damange. Meanwhile, downstairs had their ceiling fixed after about 2 weeks.

Any advice would be appreciated in terms of how to proceed. This is causing me and my boyfriend ridiculous amounts of stress, as we've both had to take days off work to accommodate repair work and for them to lift up our bedroom floor (we are night shift). We have had no offer of help, reduced rent or anything.
