Gas and Elec safety certs

Are these a legal requirement to have when selling your house? I know for renting a property out you have to have them as a LL but do you have to have them when selling?

    There is no requirement to have these for sale. However there will be an expectation that any recent electrical work or gas boiler installation will have a compliance certificate.

    I have a building regs cert for recently installed fuse board and the testing of all the associated connections to it, basically all the electric in the house.

    Boiler just serviced and all rads etc checked and all passed.

    Apparently our buyers sols have said we need the certificates but I didn't think we did.

    That is sufficient. Your solicitor will no doubt tell them to make their own enquiries at their expense if they wish anything further.

    If the boiler was installed since (1998? not sure) then it should have had certificate showing compliance with Building Regs.

    Pretty meaningless now unless it was very recently installed. Recent service record is much more informative for the buyers.

    The buyer is coming back to look at a couple of issues flagged. Honestly if my survey comes back as good as the one on this house I'll be laughing (buying an older property in need of full refurb)

    Advisories are loft lining torn, may possibly cause damp in the future.

    Couldn't find stopc0ck

    Couldn't check drains

    Waste water pipe mixed pvc and other material.

    No gas and elec safety certs

    I will be over the moon if that's all I get back on mine :D

    It's 9 years old but I do not recal getting a certificate for it. It was installed as part of the gov scheme and fulfilled by eaga.
