            I failed referencing once when I first started contracting. The letting agent used some external referencing company and I didn't fit into their little boxes. I then spoke with the letting agent and landlord and was able to demonstrate using my contract that I'd have no problem whatsoever paying the rent. Maybe this landlord will accept a reference from another landlord if your last landlord is refusing to sign the declaration. Then again he might, rightly or wrongly, decide that you're turning out to be more hassle than your worth and decide to let to someone else. You can only try.
 As for your former landlord not protecting your deposit you can sue her for that. Providing you get the paperwork right you'll be awarded 1-3 times the value of your deposit as compensation. That extra money could help in case you need to pay more referencing fees.0

            Well Im still unsure what comment she has made exactly. All I know is that she said I paid on time and kept the property clean, but didnt want to say anymore as I was the worst tenant ever. I have no further info on how she has qualified that statement. Thats why Iv asked for the SAR.
 They havent been fair due to making a conclusion based on erroneous remarks and not even at least asking me about them. Years ago when a letting agent did their own referencing there was the human touch. They would at least ask you what the hell happened. Not just make a conclusive assumption based on 1 set of remarks. Especially from a LL who isnt a model example. Tenants should have some rights too you know.
 Its a disgrace because to get any justice, specifically in this case where it would be a potential defamation case I would have to have a spare few thousand pounds. So unless you're rich you have no avenue for recourse.Absolute rubbish. The LL needs to see all the information. How else does he or she make a decision of whether to let to you or not.

 Well your new LL is not a very bright spark to use a company that doesn't supply the relevant information.
 I imagine they're cheap....0
