    Give it 24 hours. Also you are FTB so use it to your advantage.
    Expect them to meet you in the middle at 475 but you might have to play the game to get there..

    FWIW - an EA told me that he always waits 24 hours before getting back to a FTB about a rejected offer.

    His theory was that FTBs wind themselves up into a bit of a frenzy during that time, and will more readily increase their offer - compared to if he got back to them straight away.

    I guess it's all part of the game.

    I bet an estate agent's never heard that one before. You know people like to deal with people they like, not people they don't?

    We should start offering cake to estate agents.

  • Just checking as FTB...When you say you have an AIP do you definitely have an AIP for a mortgage with a 5% deposit? Just because you can borrow £500k+ doesn't mean that you don't still need a 10% deposit.
  • We have an AIP for 10%, with a note that the deposit can be reduced to 5% if using a HTB MG product. The bank's mortgage adviser said that a deposit lower than 10% will depend on credit scoring, but that our credit score at that particular bank is A1 (the best credit score at that bank), so a 5% deposit will not be a problem.
    We were advised that the amount of borrowing stays the same as the AIP, but it's just the deposit that reduces. I was told this by 2 different mortgage advisers at the bank.
