RE Unsafe gas Fire
Comments
-
Wow, you do seem to have a lot of problems - judging by this and your other threads - boilers, boundaries and now a gas fire. Did you not check out any of this before you purchased?0
-
I'm afraid these things have to be addressed before you exchange contracts. Usually they would come up in the checks you have done around the time of your survey - I think most surveys will advise that you have gas appliances checked.
If you discover problems later, then it's a shame but you have to fix it yourself and put it down to experience.0 -
Many thanks for all your constructive comments. Quote to put the fire right is £140.00 ouch sounds like i will have to swallow the cost.
Lots of the problems we have had with this house would not have been discovered with a full survey. The guy who sold me the house was a complete liar who falsified many items on the Law Society Property list. You live and learn by your mistakes in life and not to trust anybody !!!.0 -

You're quite correct about the survey, thats why its wise to get independent surveys on gas and electrics and other stuff.Official MR B fan club, dont go............................0 -

.
Welcome to the delights of home ownership. If you think a bill of £140 for repairs is "ouch" then I'm afraid you are in for a series of unpleasant surprises.0 -
As I said , if you'd had a proper gas inspection done, you'd have discovered this problem before buying. You chose not to.The_Shadow wrote: »Many thanks for all your constructive comments. Quote to put the fire right is £140.00 ouch sounds like i will have to swallow the cost.

Probobly a wise choice since such an inspection would have cost you £80 - £120. Given that the repair cost is only £140 you've lost out peanuts.
If you have evidence of deliberate falsification of course, that is another matter. But so far you've not mentioned this.0 -
Remember a gas survey would have just told you about the fault, you would then have had to try and negotiate a fix or a discount, If you really wanted the house £140 isn't too bad. A full survey would have cost more, and advised you to get a specialist roofing/damp/electrical etc survey anyway. If your buying a house and stuff is wrong if its less than £1000 to put right its just one of those things. look more carefully next time, test things and make your own tick list. We insist on seeing boilers fired up, we test taps and check windows for failed units etc. Once bitten ...Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.0

I also have to add to the opinions that £140 is not so much. When I bought my first flat , I soon found myself with the need for a new roof on the back addition that was in the thousands. I'd had a homebuyer's report but they couldn't have seen the problems because that part of the roof had no loft or internal access.
I was upset and I still struggle with the disruption that property management brings financially, emotionally and practically. But I've also benefitted overall - financially, emotionally and practically - from owning a property.
As someone who hates repairs and maintenance, I'd like to encourage you to find a way to take the rough with smooth and enjoy your new home despite the niggles.0 -
Is this the same property you posted that you had recently purchased in August 2015, OP?
If so, it seems rather late in the day to be raising such issues. As other posters have commented, £140 seems negligible in the great scheme of things, house-wise.
Sorry, but it also seems as though you are not concentrating on enjoying your home but are instead fixating on problems that could well end up becoming an obsession.......Mortgage-free for fourteen years!
