Landlord selling property

Hey Guys

We have been in our house for just over one year.. Last year the landlord had the property valued (said he didn't intend to sell) Then a couple of months later we have a phone call from estate agents wanting to take pictures of the house before marketing it. So what can we do but resign ourselves to the fact we will have to move again.. Well the landlord didn't sell and our tenancy agreement came up for renewal. Before signing we asked for confirmation that the landlord wouldn't be selling the property out from underneath us.. We have an email stating he had no intention of selling for 2 years after which he would review. So we signed the contract in June.

So today we had an email from our letting agent saying the landlord wants to put the property up for sale less than 3 months after we had that email from him. Im furious as if he had told us he was going to sell we would have moved out. We have a 1 year contract that ends at the start of June next year.

Is there anything we can do in this situation?

    That the Landlord sells or wants to sell is all very interesting but it does not end your tenancy nor require you to leave.

    Re-read your tenancy agreement but it is highly unlikely you have to permit photos, viewings, valuations, survey etc etc.

    See if current or future owner serve any valid notice. From what you say they haven't yet...
  • We are in Brighton in East Sussex

    We had the same thing happen to us in our last flat we got a Section 21 notice and were given 2 months to move out. Which is why we were specific in asking about landlords intentions about selling.

    To add next year im transferring to Edinburgh with work but have no date confirmed bust most likely around November so the last thing i want to do is move then have to move again.. Expensive!
  • S21 does not end a tenancy nor require tenant to leave.

    You have more negotiating power than you may have thought.

    You are safe at the minimum until June 2017, also youdo not hav let any viewings etc.
