Peter Alan administration fee for lettings

Hi ,
Does anyone know if Peter Alan do credit check on potential tenants (I'm assuming they most likely do) , and if they do and that person fails , do they lose the whole fee they've paid ?
I'm asking for a friend who doesn't think they'll pass a credit check with flying colours. They run a few things responsibly such as car finance , credit cards etc but there are some missed payments from things within 12 months and possibly a ccj.
He is most worried at just paying out £252 to be told sorry computer says no !
This happened to my sister with a smaller independent letting agency last year but is this standard practice? Seems awful harsh.

"possibly a ccj"? Either tere is or there isn't!
Best advice is o ask the agent. Be upfront about the credit record and ask if it's a prolem. Provide a list of the issues.
If they say it should be OK, then get an agreement that provided the checks turn up nothing additional, the tenancy will be granted. If they later deny the tenancy based on the creit check he'll be in a good position to complain.
As always, make sure its written ideally on the receipt for the fee.0 -
What does it say on his application form about refunds? Most likely only the ccj could throw up an issue - they can do an online credit check for free through Noddle or ClearScore which should show if there is one on their file.0
