A few questions for you to consider.
Is the rent you might receive (minus tax) more than your tax credits?
Is it more than you pay in rent now?
When might a move be desirable. If your child is starting the last year at their current school, leaving the property empty with a view to moving in 9/10 months time could work out.

It would appear that the OP doesn't fancy living in the property?The property is close enough for me to manage but the area is very different to where I currently live.0
