Paid deposit and rent but backing out

Hello,

I've made a mistake and put down a deposit and first months rent on a room in a live in landlords house.

I've now changed my mind as thought me and my partner were breaking up but that turned out to be a mistake.

I paid 200 cash deposit. Then 460 by bank transfer. Now 3 days later I have changed my mind and it's only 2 days till I move in.

I didn't sign a lease agreement. Got a hand written receipt for deposit.

Have I lost the money? They haven't responded yet. Do I have any rights at all?

I was stupid but they rushed me into a decision within 24 hours. Don't mind losing deposit but will be miffed if I pay rent also.

Any advice appreciated so that I can be forearmed when speaking to them

    I'd say you've lost what you've already paid, but without a signed agreement you're not on the hook for the rest of the minimum term.

    There is no minimum term for a lodger.
