Got a date

So solicitor rang me last week exchanging on 9th hopefully and completing on 16th. Should we start packing or wait till we have exchanged? I just don't want to jinx anything or get ahead of myself.
Also when booking man with van what time should we go for?
Thanks

Jo

As you probably realise, the dates could all change at any time right up until exchange.

Completion time is often 2pm (check this with your solicitor), so ask your man with van how long he needs to get everything on the van.

Much depends how long the chain is below you. The money has to pass up the chain from the bottom as each person can only pay once they've received the money from their sale.

It's quite possible to find yourself sitting outside your new house at 5.00 PM waiting for a call from solicitors to say you've Completed.

But contrarywise, you need to be ready to leave your sale (allpacked up ready) and hand over the keys at 12.00.

Man + van needs to be flexible and not have another job to rush to.

We started packing and getting rid of things as soon as we accepted an offer on our property. We provisionally booked a van when we got our completion date. This had to be changed but the hire company just changed the date.

We are the only ones in the chain so lady we are buying off is moving back to mums and it's an investor buying ours so they won't be in a rush to get us out haha

It is nothing to do with rushing to get you out or not. Once the money has been paid to your solicitor for your house you don't legally own it any more so technically you don't have a right to be there that is why you have to be packed and ready to go at 12.00pm. So don't work on the basis that you have plenty of time to leave and you can pack all day on completion day because you can't. You have to be ready to move on the completion of the sale of your house which is the time that it is owned by your buyer.
