DIY EPC prediction

Hi,

I am thinking of renting my flat out in the next couple of years and travelling, but I know I need an EPC cert by 2018.

I don't think there is a lot I can do to make my flat more efficient, the only improvement I think I can make is replacing the boiler. So I would like to gauge what grade my flat would get before I consider replacing it, if there any online calculators?

FYI it is a mid floor flat, solid concrete walls, double glazed.

    It depends who and how its rented/let etc it but as you re very unlikely to let to those types then its local authorities / letting agents most have there own levels at which they’ll let /take it on there books (minimum rating of E from April 2018) no way around paying a fee so getting guess online is a waste of time....

    Thanks for your reply, I am not try to avoid the fee but trying to gauge if an assessment would mean replacement of my boiler?
