Like i have said, the agents i deal with want nothing to do with hips and dont want to make money from it. They are only doing what the law requires. I only deal with local independent agents, i have found its the dixons and the like who want to make money from it, agents i would have nothing to do with at the best of times!0 -

I am not in the least bit interested in making money from HIPS......in fact the less I have to deal with them the better!My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

Thanks to all contributors so far.
Average cost to punter seems to be around £400 including VAT.
'Free' HIPS being offered by agents using higher commission rate of 0.25%-0.5% above standard or negotiable rate.
HIPS via solicitors offer potential deal saving of £100-£150 if you use them for the conveyancing also (at what cost the conveyancing though...?).

Any other examples appreciated please - especially anyone who has signed up to a 'free' HIP with their agent - what is the cost buried in the contract if you withdraw the property from sale?0
