Well in the end I decided to put a few small holes in the corner so the leak pours into bath so it won't go down walls.
All was well I thought because it did move the drips to the bath area and went to bed a few hours later, woke up at 12.30 to get a glass of water and found bathroom flooded even more than before, its now coming down all 4 walls rather than 1 wall(and small corner of 2nd wall)
Woke up this morning and its back to the initial bulging area.
It still makes me think maybe the upstairs tenants are doing nighttime washing machine which is leaking and they don't realise.
Go upstairs and talk to them, leave a note if they are not in.When using the housing forum please use the sticky threads for valuable information.0 -
So your issue isn't really with your landlord, your issue is with your neighbour and possibly his landlord. Your landlord has no control over the maintenance and repairs of the flat upstairs nor does he have any control over what your neighbour does.
Talk to your neighbour. Let him know water is leaking into your flat. You could also search for his landlord on the Scottish Landlord Regsiter and tell him about the leak. Another option is to serve notice and move elsewhere.
I'm all for landlords carrying out repairs but in this case your landlord's hands seem tied.0 -
Oh I know the landlords/agencies name as they were well known, have been on a documentary I think watchdog about being taken to court by many people for doing runner with money,
And though I haven't mentioned it here the reasons I haven't got up are that for one I am a vulnerable person and can get intimidated easy and don't want to make things worse/cause an argument as been in situations before with neighbours at previous property when they get agressive if you report anything.
EDIT: And also my landlords idea of chasing things up is leaving a voicemail and email for the owner of the other property rather than contact multiple times.
Even heard in the past my landlord saying "oh I emailed them this morning, lets give them a few days to respond"
Uh theres a huge leak in the ceiling and they want to wait a few days.0 -
You need to leave this place.
I dont know the law in Scotland but id' have thought the bathroom being unusable was grounds to get out of a fixed term?
Is there some organization that can help you?0 -
If this other landlord is as bad as you say, what difference do you think it would make if your landlord contacts him once, twice or twenty times? Absolutely none.
You've reported it to your landlord, nothing is happening so escalate to PRHP or move. There's really not much other advice anyone can give you.0 -

None and I don't know why you think I believe otherwise I only said it as I know my landlord won't do anything until leak is fixed but I know the upstairs landlord won't fix it (at most he will patch it up till it happens again) so all that is happening is my landlord isn't chasing it up and the damage gets worse.
Rents have gone up as much as £100 a month in my area (and thats £120 above LHA rate for area for shared) and I live in a unfurnished property so everything is mine so would cost a lot to move especially when in last 2 months alone had relatives buy blinds and shower rails for me and install them.0 -

Erm, because you made a point of saying that your landlord's idea of chasing it up was sending an email or leaving a voicemail rather than contacting the other landlord multiple times. So if you know it makes no difference how many times your landlord contacts the other landlord why care if he sends one email or a dozen?
I'm not surprised that your landlord doesn't want to fix things until the leak is sorted. If my neighbour's flat was leaking into mine I wouldn't fork out money until the cause of the leak had been found and sorted out.Rents have gone up as much as £100 a month in my area (and thats £120 above LHA rate for area for shared) and I live in a unfurnished property so everything is mine so would cost a lot to move especially when in last 2 months alone had relatives buy blinds and shower rails for me and install them.
So don't move and escalate the matter to PRHP then, or do nothing. Your call.0 -

And im not saing fix things until leak is sorted no idea where you get that from as much as chase up that other landlord as much as they can rather than just a quick email and voicemail and maybe knowing themselves they will get nowhere plan alternative arrangements just in case things get far worse.
And considering the previous tenants of my flat moved out due to the same pipes leaking and being so bad it flooded the bedroom and landlord had to recarpet and paint whole property then they will know from last time what the problem is, I was even told by the previous tenants of the upstairs property that the leak was never fixed from last time their landlord just had his handyman put in a overflow from washing machine/water tank which pours in garden.0 -
I'm getting this from what you are writing.
You've been given your options, pick one.0 -
I decided to risk talking to neighbour and as I was walking out my door I saw him, I asked him but he was in a rush but promised to come back later but mentioned something but was hard to understand what as he was in a rush and English wasn't his first language about "installing" something in the corner of his bathroom and maybe it wasn't in right.
If thats the case then hes the one at fault not his landlord so he would have to pay for repairs right? If so may be a even bigger nightmare than I thought.0
