    I was talking about misrepresentation by the sellers, though the OP does seem to be conflating the two issues.

    I would suggest you study the planning application and subsequent decision very carefully, often it will be a conditional approval. The conditions will be attached and may state times at which work is not allowed and other rules which much be adhered to.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    I contacted my local council when new houses were being built two doors down from us as the works were starting earlier than they were supposed to. I was told it wasn't binding and was only advisory...

    It'll depend on where you are. In London, they're very strict with builders. It depends on resources and the number of people affected, I should think.

    IMO I believe this is the reason why the previous owner decided to sell.

    Hi all

    I have had contact from my solicitor.

    The seller lied on the Property Information Form by not declaring anything about the planning permission. Interestingly it did not come up on the searches (apparently these were not carried out correctly).

    It is now in the hands of another solicitor who is looking into what can be done. One thing that is being looked into is whether this new house being built will have a detrimental effect on the resale of my house.

    Not sure what may come of this but it's in the hands of solicitors now.

    Your problem will be proving that this build will reduce the value of your property.

    It might seem obvious to you that it will, but it isn't self-evident.

    I've written here before about inheriting a bungalow, which then had a 3 storey 5 bedder erected alongside, well before I could finish renovating.

    I won't repeat the story; it's enough to say I was completely mistaken about the effect on my property's value.

    I may have not bought the house if I had know or even offered as much.
