Roof Repairs

After having a survey done on a house that we're purchasing, it was determined that the roof needs to have some repairs made to it. As we're first time buyers, I just wanted to know if this sounds like a reasonable quote for the work that needs doing:
- Repointing Chimney £460
- Replace front gable and verge tiles and under cloak tiles £875
- Fit new ventilation tiles £1080
Total £2898 inc VAT, scaffolding and disposal of all materials.

How long is the work expected to take? The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.0

It does sound a bit on the steep side. The scaffolding hire might be £1000 on its own and would certainly be required to do the first two jobs. If this is the case, the other £2000 is effectively split over five days means you are paying for two roofers to work seven hours a day for £28/hr. That's an OK rate for skilled labour but one of the roofers is likely to be a apprentice or similarly less skilled. If expect to pay no more than £2500 for this work. If you are in the south east £2800 might be about right. It's a lot of money, so be sure that the roofer can be trusted by speaking to a couple of customer of theirs from about 12 months ago.The comments I post are my personal opinion. Probably should have said that we are in Surrey so would be expecting to pay a little more than average due to the area we live (unfair but hey can't do anything about it). They were recommended to us by some friend's who were happy with the work and they're also recommended by the local council's trading standards department. Just wanted to make sure that we weren't going to end up paying over the odds.Emergency Fund - £8572.39 / £10,000 :: Mortgage OP 2025 - £LISA 24/25 - £3200 / £4000 :: NSD 2025 - 2 / 150 :: Books Read: 1 / 52 :: Decluttering - 4 / 1000Engaged 9th December 2010 :: Married 29th October 2015 :: Bought a House 13th January 20170

The devil is always in the detail, and I have not seen the job to know the technicalities. A general observation is the first two prices sound OK, but the ventilation tiles sound truly extortionate. I can only guess a whole load of additional scaffold may be required here, or the division of the scaffolding charges is not equaled out? Anyway, ask some questions here.0
