Fair quote for designs/drawings etc

Hello everyone,

Was unsure where to post this as had a nightmare with getting quotes from builders.

I am looking at extending our house. Nothing major, all standard stuff really and work that has been done on similar houses in the same area so think nothing should be a problem.

Rear Single Extension 6m x 3m - Dining Room
Loft Conversion - single and double bedroom
Side Single Extension 5m x 2m - Toilet/shower and Cloak Room

I want drawings/structural designs etc so I can get quotes from builders and if so go ahead with the work.

I have been quoted £2500 for the all design work done, is this a good deal seen as I dont need planning permission, only building regs.

What else is included in the price apart from the drawings and structural calculations - perhaps a fee for building control etc.?

If they are to submit the application for you and cover the associated fees with it, then the price is ok. However, it's not the cheapest you can get - I'm a builder myself and I use several architects and structural engineers, and they tend to submit quotes for similar projects within the region of £1.2-1.7k incl. professional fees.

At the end of the day, it's about who you're going to use to complete the project. If someone can't provide good and solid references and they seem like they're going to need detailed plans in order to quote for the job, then your best bet is to get as accurate/detailed plans as possible to avoid unnecessary disputes during the works. For someone who completes a few loft conversions and extensions a year, this is bread and butter and they should have a pretty good idea what's involved and needed given simple dimensions.

Your architect should be able to breakdown and itemize the price they have submitted to you, so please let us know a bit more to pinpoint whether the price is right or not.
