Regarding your later comment (the daughter gets the appreciation in value) I think that's fair enough since they are at different ages and the younger ones are not ready to buy a house so not in a position to benefit from house price inflation over the timescale available to me!0

Are there other children on the scene who might take great exception to their sister getting what they may see as "preferential treatment". Many a lifelong family rift has come to pass in that way.0

That's a fair point RainShadow. No, I have recently retired and hope to have at least another 10-20 years if not longer. So I do not believe this materially affects the question. Any urgency is in my desire to help my daughter onto housing ladder.
