House buying headache

Morning all im in need of some advice.

Im currently in the process of moving house, i have sold my house and had a bid accepted on another house. I have signed contract but they haven't been exchanged.

The problem is the house im buying the venders keep messing me about with moving dates etc (i wont bore you)

Im at the point now i have seen another house for sale a little more money but still affordable. Im just wondering if i decide to bid on this house do i have to pull out of the original house i am buying, or can i bid on this other house if its accepted then pull out of the original house?

As you can imagine im a little confused and stressed any knowledge advice etc would be great fully received.

    You can do anything before you exchange, but it's wise to ensure that exchange doesn't happen until you are ready (I know that's how it works but I have experienced exchange being done a few days early).

    Only thing is the estate agent for 'new' viewing will be checking you are in a position to buy.

    Ironically the house i will ring about today is through the same estate agent not sure if thats a good or bad thing.
  • Undoubtedly that's a good thing - they will feed back to your vendor that you are looking at other houses.

    You can have two bids running but I don't think you can have two offers accepted - you must withdraw one or the other if the new vendor accepts.

    Makes sense as i dont want to pull out of the original house if they want too much for the other.

    Legally, you CAN do whatever you like prior to exchange. You can have ten offers accepted and string them all along. Morally, of course, that'd be awful, and you should be clear with all parties as to what your position actually is - and since it's the same agent, they'll see through any shenanigans anyway.

    makes sense the current vendor is messing me about so im keeping my options open as my buyer is keen to move in.

    Sure, but "morally" vendors shouldn't string their sellers along by b*ggering about with moving dates (which seems to be what's prompted OP's change of heart).

    As noted already, this would be a great way to focus the estate agent's mind on the fact they are not keeping the original sale on track, so hopefully you'll see some rapid improvement in your vendors' behaviour once both parties become aware you're seriously considering other options.

    If you are in a position to exchange, eg you've signed contracts, then make certain your solicitor doesn't exchange without contacting you first. Otherwise you could find you've exchanged and are then locked in. In theory the solicitor should phone to ask you first but sometimes they dont.

    Why are you looking at the second house? Is it because you prefer it or you've just got fed up with the others? If the latter tell the EA that you wish to look at this other house as you dont believe the sellers of the first one are serious any more. They may give them a poke with a sharp stick.
