Buyers Seem To Be Stalling...

it is the same here, hoping to exchange this week but our buyer has not signed contracts when rest of chain have. They seem to be stalling for some reason.
I hope my buyers do want to look around my house again I think it just takes that to remind them why they liked the house in the 1st place,
I know it is a horrible feeling when everything is in the hands of others but gentle nudges with the help of your solicitor and EA may help? that is what I am doing.0 -

Be nice, answer the questions as well as you can - remember, you're working in the public relations & sales dept right up until the point when you exchange...0 -
Well, whoever mentioned indemnity insurance was spot on. Lack of building regs for some work done donkey's years ago (long before we lived there, and probably long before building regs paperwork would have routinely been given out) resulted in that request, which we politely declined, for fear of opening the floodgates to other requests.
Otherwise the viewing went without much incident, still not sure exactly what they were after really, they seemed at times as though they were dropping hints/leading up to something and at one point they were whispering away to each other in a corner, but nothing really got said and after a bit of half-hearted 'measuring up' (they'd already measured every nook and cranny last time they came) they were on their way. So maybe it was just a case of reminding themselves why they love the house, or one final check to make sure we've not trashed it. Or maybe they were up to something else and bottled it at the last minute, I don't know.
Anyway, all seems good now (although we still haven't exchanged)....fingers crossed!0 -

Putting them on the spot and making awkward comments to their face isn't going to speed them up. In fact, if i was a buyer and a seller was pushing me I'd bloody well make sure we didn't rush! If you and your seller don't have a crucial deadline then just relax a bit. The buyers obviously want the house.
We certainly never had any intention of putting them on the spot or making any awkward comments, it was just frustrating that we'd all rushed the process as much as possible at their request and then having done so, all of a sudden, they seemed to be throwing obstacles in the way at the last possible moment.
Like I say, hopefully we'll never find out if it was just us being cynical or whether there might have been some kind of plot afoot.0 -
Well, just in the interest of completeness, an end to this story.
Our buyers signed their contracts the day after they came back to see the house, but no exchange was forthcoming. Various excuses but mainly just a wall of silence, with the only comment forthcoming from their solicitor being something along the lines of 'I will act on my client's instructions'.
We'd initially pushed for completion on 1st September as this was what our buyers wanted - we didn't care, nor did our seller, it was *them* that wanted to be in ASAP and we saw no reason not to accommodate - so the sudden silent treatment was not really what we wanted. This coupled with the fact that they'd come round to 'measure up' (despite having measured everything in sight last time they were there) and seemingly made a point of making negative comments about the house, the area etc. while they were there, and squirelling themselves away in the corners of rooms whispering to each other, made us feel they were leading up to a spot of last-minute gazundering.
They seemed to be pushing us closer and closer to same day exchange and completion, when we felt they were planning to chuck a last-minute lower offer in.
Which maybe they were, but when by Tuesday afternoon exchange was still not in sight, we made it known that if it didn't happen by the end of the day, we would no longer be prepared to complete on 1st September and would have to start working towards an alternative completion date of the end of the month.
Twenty minutes later (!) we exchanged contracts, and we completed and moved on 1st September. Whatever they may (or may not) have been planning is now immaterial and we're happily moved and enjoying our new home :-)0 -
They just sound like very nervous first time buyers to me. Congratulations on your successful move.0
