Cost of replacing RSJ in lounge?

Not sure if this is a question for a builder or a structural engineer but here goes...

We are buying a house which may need the ceiling in the lounge to come down and a new support fitted. A load bearing wall was removed about 40 years ago and there are signs that the support used at the time was not adequate.

Does anyone know if this is an expensive job?

    I'm sure you could get cheaper but I didn't want to cut too many corners and just went with a guy who had done a good job on two other friends houses

  • My parents bought a house in the 80's that had had a load bearing wall removed some time in the 60's (with an RSJ put in place!). When they came to sell it a few years a go the purchasers wanted copies of the regs/calcs for the original work to remove the wall - none of which existed as they hadn't been given anything or been bothered about it when they originally purchased - and their solicitor and the estate agent suggested that as the house had been standing for 50 years since the work was done, and had no signs of being about to fall over or collapse, perhaps the buyers should just let it go... but they wouldn't. It became a real sticking point for the sale to proceed. IIRC my parents then just purchased some sort of indemnity??? for the work - effectively guaranteeing it - that could be passed on to the purchasers. I think we were talking a few hundred pounds... could be worth getting the current owners to sort it out themselves before you risk purchasing a property that needs work...
