i got an IVA! cant get a house to rent

    Fairly reasonable in Walsall area. Do you have kids or are either you or the wife over 60 or classed as vulnerable or disabled?
    If you do & the landlord says you cannot stay in the property you could try presenting yourself as homeless to your local council.
    You could try it even if you dont fit into any of the above catergories as they will still give you advice.

  • You could try offering to get a guarantor or pay some months rent up front, if you can afford it. I know they do that sometimes do that for people with bad credit.
    But definately try private landlords first.

    Good advise here. Many agents will not even consider a default so an IVA would scare most of them away. The correct way forward is of course private landlords.

    However my query is not aimed at the property but the IVA.

    You are living in rented accomodation, so therefore do not own a property. You appear to not own a lorry but work for an employer as a lorry driver so why an IVA?

    Surely you could have instead gone bankrupt. IVA's can last anything up to 7 years...a few even more ,but with bankruptcy it is registered for just one year and many times clients of our's are finding themselves released as much as 3 or 4 months earlier than that.

    Just a thought so please dont shoot me down in flames.

    By the way, out of curiosity, how much are you paying each month under the IVA and how long was the period of repayment?
  • I agree with Herbie 21 - why an IVA? Your better option is to fail the IVA and go bankrupt. This will save you loads of money and you'll be able to move on with your life after 12 months rather being in an IVA for 5 years.

    My partner was in the same situation and its the best thing he done!

    Best way to get an idea of price of rentals would be to look on right move website, most estate agents use right move so would give you an indication or rental prices and you can then look at a road map and decide which is the most ideal for your work.

    You would be horrified at the number of IVA's that fail...and then the individual gets made bankrupt by their very own Insolvency Practitioner, who you then discover is no longer such a friendly face.!!!

    Your rental problem can be overcome quite easily. As a suggestion the letting agent and landlord could agree to accept six full months rent as a deposit and a months rent in advance. Money talks as do references (can you supply both?).

    Prior to you viewing property I suggest that you be upfront with the agent and advise that you have an IVA - also advise that you are upstanding etc etc and suggest that you are willing to make a more generous offer of deposit to secure a property.

    The lettings market and associated competition is significant and I believe that you are still in a good position. Ultimately the landlords want to receive a fee income for their property - would your existing landlord provide you with a good reference as this will go a long way?......
