Land registry for new build

We have just purchased a new build, moved in the other week and are getting settled. We have paid our fees etc.. to our solicitor as requested

I was contacted today however to request additional money for our land registration. We were charged £135 originally, but the solicitor has since been advised it is £270. From what I read on the land registry website, it looks like the difference is due to how the registration is submitted, if electronically it is the lower - however, without actually knowing the extact registration type, its hard to check. Does anyone know the exact name of the registration for a purchase of a freehold 3 bedroom house?

The solicitor made an initial boo-boo but is right to request the money. New registrations are £270.

My solicitor told me new builds can't be registered electronically and therefore I need to pay £270.

From a fee scale perspective the transaction is a Transfer for monetary consideraiton so attracts a Scale 1 fee on the amount paid

lee111s is correct in that registrations of new builds such as a Transfer of Part (a plot/house) from a development cannot be submitted electronically

As such there is no reduced fee available so £270 is correct for a price between £200,001 and £500K
