    Oh bought house that was underpinned- only discovered well into the process and renegotiated down.

    Did cause us issues with selling, especially as we told EA that we wanted any serious viewers to know early on and that wasn't really followed. First buyer fell through after we'd already moved elsewhere into rented and bought new white goods (and told them there had been work done although that's I think as far as EA went). Not apparently due to the underpinning but who knows. As far as we could tell, they'd had a mortgage offer (and OH had bought with mortgage)

    Next buyer we insisted that EA told them as soon as offer was made. Cash buyers, in trust, for Daughter with learning difficulties. Said ok, and oh we won't bother with a survey. We also disclosed all info regarding insurer as obviously moving it isn't that easy. Got almost to exchange and they gazundered saying 'oh building insurance is too expensive'. Met them half way and it completed

    House was built late 60s btw. Raft foundation on clay....

    Lol. Our house we bought last year had this. Did make insurance interesting until I rang direct line who already covered the property.
    Wasn't an issue atall, no increased premium.
    They said that as long as it states non progressive and longstanding it's fine. House is only 21 years old.
    Spoke to surveyor who said it was most definitely down to settlement but he couldn't state that on the survey and had to cover his back

    Thanks for all your help.


    However, I have just realised - there is a drain in the garden. Would this have anything to do with underpinning?


    We have written to the local council to hopefully get a copy of the certificate, which will take around three weeks for 'Arthur' to get it from archives :-/


    What does the certificate show?

    All houses should really have a drain in the garden. The waste needs to go somewhere, bathrooms are usually at the back and you should have an inspection chamber.

    Are you talking about the building regs certificate? It will just show that the named work on the cert was done in accordance with regs. Nothing more or less.
    Everything that is supposed to be in heaven is already here on earth.
