Chances of moving the completion date forward by a day?

Hi everyone,
We've just realised we've possibly made a bit of a boo boo for our completion date. We are moving out of our rented accommodation the same day. We had a lot of issues with our landlord about the time as he wanted us out by midday as he had a new tennant moving in that day.
We finally came up with a solution which would make it possible for everyone but it means that we booked our removal van for 8am which means they will be at the new house by about 11am/12pm. This could be an issue if the funds take while to reach the vendors bank.
The vendor moved out of the house a few weeks ago so it's empty right now. Does anyone know if it would be possible to change the completion date this late on or if legally the vendor/EA would allow us to pick up the keys the day before or the morning of completion?
I guess if the worst came to it we would have to pay the removal company extra while they wait or arrange for storage instead.
We feel like such idiots. We were happily reading the info on a site that said 'completion day, pick up your keys on the way to the new property' and assumed that's how it works. DOH! I have emailed my solicitor to find out.

It sounds like you are not selling a property, so there is no chain beneath you. Ask your solicitor to send the funds to the seller's solicitor as early as possible on the day of completion. It shouldn't take more than 30mins for the transfer to reach the seller's solicitor, perhaps an hour at most.
If your solicitor makes the transfer first thing you could have the keys by 10am.
This is probably a better solution than trying to move the completion day at this point. And no seller in their right mind is going to hand over keys before funds are received.

You've got two real choices.
1. Explain the situation to the removal firm, and be prepared to pay a bit extra for waiting time.
2. Explain the situation to your landlord, and be prepared to let the greedy git be hoist by his own petard when it comes to the incoming tenant.
Sure, it's not the incoming tenant's fault that your landlord is a raging cretin who's arranged something he has absolutely no power to ensure can be delivered, but... The end of your tenancy does not mean that there will be men without necks waiting to "help" you pack if you're a minute or three late. It means that the landlord can start to take legal action to obtain possession. And that will take months.0 -

Any clauses which say you must be out by midday? Typically the property is yours until 23:59:59

You can move it if both agree

We had an issue which meant that our removals firm were waiting at our new (empty) house from about 1pm until about 4 as issues with the keys. The men said that it is not unusual for them to be waiting around for a while at new houses, so maybe not such an issue if they have to wait.
There was a clause in our contract with the removals firm that said they could charge us extra depending on how long they were waiting, but in the end they didnt charge us anything. JUst make sure you have something for them, tea coffee, sandwiches/biscuits.0 -

If you aren't in a chain, the funds should be transferred early.
A removal firm will expect delays and usually only book one removal a day unless its very small. They actually quite like a bit of a rest too between loading up and unloading. They know how it works with completions and keys. Perhaps just double check with them how it works and that the price covers the day.
Because we only moved 10 mins away, ours were waiting for me to get the keys for at least 1.5 hrs - it wasn't a problem.
On an earlier move we had people trying to move in before we were out and before funds confirmed. We compromised slightly and let them put stuff in the garage so they could leave for a second load while waiting for keys.0 -

Our lease does say we have until end of business day to vacate but the landlord had changed the lease of new tennants on his other properties to say vacating by midday and forgot about the old ones (silly man). We just feel bad for the new tennants and managed to agree on the time to be out by 2pm. We could only book the removal firm at 8am or 1pm slots and because of the house clean and inventory it meant we had to take the 8am slot. We will know next time we move, lol. I've only ever moved from rental properties with house shares before moving in with my partner and it was always a lot easier. Agree on a date, get a taxi for your stuff, move in

Mine have always just gone off for lunch saying they'll be back at whatever time, or I call them once it's completed. They're used to it
Mine have always come around the 8am mark too.

You don't have to move out by 12pm, you paid until 23:59.
Anyway how is the check out inventory going to work if the new tenent moves in same day - an hour or 2 after and causes some damage and claim you did it.0
