It sounds like you want to sell ... If your heart wasn't in it you wouldn't be making these offers/compromises.

Even if you are not retiring in the normal sense, chances are you aren't going to walk in to a super well-paid perfect job for life and settle down straightaway - there is bound to be quite a bit of change in your life and who knows where that will take you.

You obvs thought getting rid was the right thing to do up to now, so I don't really think arguing over a couple of grand is going to make much difference in real terms.

Most of the things you've mentioned are superficial and I can't see changing the soffits and fascias making much difference to a tenant! You are talking yourself in to selling. That's fine, nobody can tell you the right thing to do, there is no right. Just I think I'd leave it all alone till the three years are up and consider it again then. Personally I'm always keen to stay in the market as long term prices tend to increase.

It does sound like I am swaying towards selling and you may be right. Its just to make the house a "home" for us is going to cost a lot of money (Circa 40k) and I know we wouldn't make that back if we sold.

We are also wary of renting again as the 3 times we have done it we have had nothing but trouble.

If it was me I would sell asap. Bank the money, and enjoy life until you retire from your post.

Life is for living, and judging by your posts, you are veering very much towards selling. Just think, you could get rid of this property that needs so much doing to it. When would you find the time, would you want the hassle?

Honestly, unless it has some sentimental value for you (and even then!) sell it.

TBH the offer you got sounds OK to me, not cheeky by any stretch.

Then when you retire you will have a hefty deposit to play around with. You might just need to buy a small place (don't know about kids etc.) that is low maintenance and convenient.

As you have three years left, let it be hassle free would be my opinion, judging by the concerns you have about bringing the house up to scratch for tenants, and the bad experiences you have had as a landlord.

Best of luck. I think the world is your oyster now!

From what I recall from previous posts, your tenants in the past have been a PITA. My gut instinct not having seen that house is that if it needs a fair bit of work doing to it, it's not going to rent easily to the sort of tenants you want who will look after it.

When we rented our house out, we had one lot take it who said it was the first place they had looked at that was clean. It was slightly dated at the time in terms of d!cor and the bathroom but nothing was the slightest bit grotty.

Ask yourself, if you're not keen to live in it as it is, why will anybody else want to?
