Thinking of buying a new home in Bradford, BD4 area Tyresal

HELP!!!!!
Hi,
Need help with a new build home which are planned to be built in 2017 but are getting reserved now. The new homes are located in Tyresal Bradford BD4 on !!!! lane. Heard a mixture of views on Bradford heard good and bad parts like everywhere.
Can anyone help?

I know Leeds better than Bradford. There are good and bad bits of Bradford, but it's not as bad as some people make out - we've had some good days out at the Media Museum and the Industrial Museum. If you're on the outskirts, the nearby countryside is gorgeous. Do you know the area at all? Take some days out there to see whether it's somewhere you can see yourself living.
New builds are promising because it suggests that area is on the up, but have a think about transport links and so on. How easy is it to get to work? Where are the nearest schools, and how are they rated (because time flies in that respect!)? How easy will it be to get to the shops? New builds often aren't on bus routes and so on, and they usually come with a lot of little niggles (or big niggles - check out the most recent Persimmon thread for someone who's dealing with leaks only three years in) that could be a pain to juggle with a small child.Mortgage

It is on Tryesal lane post code is BD4 0ER if you look on google maps it is just a field at the minute. It says that there is a bus route along that road and a primary school is a 5 minute walk.

Put the postcode into Google and followed by the word crime statistics according to UK Crime Statistics, there were :
29 Burglaries
51 cases of Arson or criminal damage
71 Violent and Sexual offences
106 cases of Anti |Social behavior
and others
(That's just in June 2016 !)

Looks like it's right next to an existing council estate; look at Sutton Cresent, perhaps the reason for the poor crime statistics. Before anyone flames me; I live on a council estate and have done all my life so speaking from experience, not being snobby!
Maybe it's in your interest to find somewhere else if you're not familiar with the area. I know a handful of new build plots that are targeted by the local criminals... just food for thought.
Might be worthwhile checking out the local school ofsted reports too.0 -

I lived in Bradford for several years, moved and am back again (although currently in the process of moving again). My partner lived near there and its not a great area. Then again where I live currently in Bradford isn't a 'great' area but the neighbours are friendly and apart from the odd boy racers crashing into a telegraph pole, its ok. To be honest, you need to get a feel for the area so visit it several times if you want to buy a house in this area, check out the local facilities etc. It is very close to bus routes both into Bradford and Leeds and not that far from the M606. Bradford centre itself is slowly improving with the city part, westfield and the independent quarter with bars and cafes which is pleasant to be in the evening. Best of luck!0

You are going to have to do some research on the house prices for older houses in the area that you are looking in and see how these compare to new houses. Once you buy a new house it becomes 2nd hand so you can't get back the premium that you paid for it new unless the house prices in the area are increasing. The bigger the gap between the new price and the existing prices the further the price of any house bought new but sold second hand is likely to fall.
So find out how much you could expect to pay for a similar house in the local area and the will give you an idea of what your house will sell for when it is second hand and then decide whether you want to pay the extra.0
