Medium/high quality wooden flooring cost

I'm trying to work out all the costs associated with purchasing and fitting a new build house and I'm unsure about flooring.
I'd like to have wooden flooring and whilst the developer might try to include the flooring in the asking price, I was wondering how much would a medium-high quality wooden flooring cost to purchase + underlay + fit? The house measures approximately 45m. squared + staircase. I'm based in the East Midlands. Can anyone recommend any brands?

We have it throughout the ground floor. Oldest part is about ten years old and only just needed sanding and resealing about the price of good quality carpet if I remember correctly
Edit to say that it is solid wood, not sandwich type with a wood veneer0 -

Decide whether you want
- solid wood; which to my mind is not as good as
- "engineered wood"; a veneer of real wood on a layered or plywood base; which comes in various grades and quality from £30-£50 per sq Metre supplied, plus (say) a few £ per Sq m to fit... or
- laminate; which you can buy for anything from a few quid per sq M plus underlay at the same again or less and is an easy DIY job to fit- or, again, a few quid pSqM to fit...
We had a fitting job done throughout the whole 42 Sq M of our ground floor three years ago and it looks superb. We used a fairly upmarket product with a 35 year guarantee; "Rustic Oak Brushed & Oiled" with a distinctive grain (the "brushed" surface) and lovely wide planks (190mm)-

We bought it locally but it's supplied to the trade by v4woodflooring.co.uk; who list local suppliers and fitters on their website.
It cost us £3k fitted so your space would cost about £3-4k fitted with underlay depending on what kind of subfloor you have (suspended? solid? even? bumpy? damp? dry?...)
It's a fantastic product, and because it's oiled rather than lacquered it has a matt, grained, natural finish, with none of the problems of wear, scratching, damp-staining and need for re-sanding and re-sealing of shiny lacquered finishes.
In fact, if you want a shiny flat finish, which I think looks cheaper, you may as well use laminate; many modern laminate s are perfectly acceptable- I am doing or bedrooms one-by-one for about £150 per room on a DIY basis; just decent quality B&Q stuff with felt mat underlay. My supplier recommended thinner roll underlay with an integral damp membrane for the downstairs solid floors.
Anyway- look at that website0 -
£30/m2 for quickstep posh laminate. Better than wood floor in my opinion.0
