How much to charge tenants for repair at end of tenancy?

Hello

I'm trying to figure out how much to charge my tenants. Their deposit is protected and I have all the relevant insurance etc. After a professional checkout, the inventory finds that they are liable for the damage their son has done to the wall paper in every room.

I'm struggling to find a way of costing how much "per strip" to charge for the wallpaper that was ruined. Is £10 per strip fair? It's malicious damage, not just wear and tear because the son has literally drawn on the wall paper, and some of it must have been drawn by an adult at it's nearly 5 foot off the ground!

What about painting one wall?

    You can't just make up a figure.

    How much was the wallpaper when you bought it? How old is the wallpaper?

    Calculate how much paper you'll need to buy and get a price from the shop for like-for-like wallpaper. Then get in a decorator for a quote for the labour.

    The alternative is to just see how much of a deposit you hold and charge that.

    not sure how you would be able to replace individual strips of wallpaper. Apart from practicalites of stripping without damaging the adjacent strips, if not from the same batch it will not match
  • Yup, that's what I thought, but the agency says that you can only realistically charge for 'repair' not the whole redecoration. It won't match, no, but apparently I'm not allowed to charge for the cosmetics only the practicality of changing the paper!

    Why not get rid of the wallpaper and paint the walls so that they can be washed down in the future?

  • I didn't pay that much for the wallpaper, but that's how much it would be to replace it!

    I'm going to live in the house now, so I won't need to replace the wallpaper with painted walls. Besides, the wallpaper is only on one feature wall and the rest of the walls are painted. The son managed to destroy all the painted walls as well...
