Can estate agents still claim fee if we sell house 2 years later?!?

    I wonder how Estate agents would even find out 2 years down the line?

    They keep tabs on properties they've had on their books and can get the buyer's name from the Land Registry. Just part of their normal business practice!
    If a sale happened shortly after the 28 days period, but the agent had no proof that the buyer ever engaged with them then surely they couldn't claim the sale came as a result of their efforts?
    If the buyer is registered on thair database they'll put in a claim!

    Hence get a definitive list from them.

    Just one thing to point out, don't ever give an agent 'sole selling rights', which is not the same as sole agency. If you sell to your friends who have not been introduced by the agent AIUI the agent would still be able to claim commission.

    Didn't you get emails/text messages of the names of the people who came to view your house from your estate agent?

    When a viewing had been arranged we would get a call to let us know the time/day etc but no we were never given names or viewers other details. I'll be asking the agent for these.

    Thank you Slinky for that advice, no we didn't give sale selling rights thankfully.
