Hi
Can anyone advise on the extent of Permitted Development?
I would like to build a small conservatory at the back of my home (owned and not ex-council) 4.5Mtrs x 3Mtrs with glass on the front and both sides glass with one door to access garden. The roof would felt (Firestone) rather than glass.
Would this size require planning permission/building regs or would it fall under permitted development and not require any notifications?
PS live in Scotland.

At first glance it looks to me like it would come under PD. If it meets the requirements of being classed as a conservatory then building regs don't apply, but you'd need to follow them if it doesn't meet the criteria.

You would also be advised to check whether there are any covenants on your deeds which restrict additions to the house0
