Confused by insurance...help!

Hi,
I currently own a flat and have contents insurance plus I pay my management company each year for buildings insurance.

However I do not believe any of these policies would cover me for tracing and repairing a leak as well as the cost of repairing any major work that has had to happen to access the leak.

I want to look at getting this before winter just in case we have any leaks.

I believe this would normally be covered by home insurance assuming I was to own a house, however since i live in a flat it is incredibly confusing to work out what type of insurance I need. I also do not want to duplicate any insurance cover that I already have!

Can anyone help me out with a recommendation?

    Someone in a similar position might be able to give you better advice on what you can do, but if you only want to check for leaks, I don't think any insurance would cover you in the first instance. Insurers would only come in to play when there IS a leak.


    As I say though, hopefully someone can clarify and give you some good advice to go forward with.

    Trace and access cover is normally a feature of buildings insurance, so ask your management company if the buildings policy includes it (some buildings policies do, some don't).

    The other 'add on' you can get with home insurance that would be helpful in the event of a leak is 'Home Emergency cover'. Again, check if your buildings or contents has this. If you have a leak, you just phone the home emergency number, tell them what's wrong, and they send an appropriate emergency tradesman (plumber in this case). It won't cover the cost of all the redecoration etc, but covers the initial emergency of stopping the leak and preventing any further damage. We've had a few home emergency claims and it's actually a godsend not having to randomnly phone companies in the Yellow Pages to come out when you're mid-panic!

    Have you got a reason to be worried about leaks in particular? (as opposed to all the other things that can go wrong!)
