Tenant want to decorate...should I let him?

    Yes it does..



    I'd ignore most of the stuff here and go along with this simple policy:


    The tenant can do pretty much as they wish, and you're better being on the inside with them (with tea and cake) than trying to hold back the tide.

  • Yes this is sensible, it's on a 6 month term and not sure if I want to sell which is my option too, just can't stand sloppy decorating! My Dad was a decorator so it's been done well.

    In that case you should offer to pay for a professional decorator. They pay for materials you cough up for labour.
    Tenant happy they're getting to redocorate. You're happy that it'll be done to a good standard

    I wasn't the most clear...

    Meant more along the lines of if they do something without LL permission they will lose money out of the deposit to make it 'as was'.
    I have no idea on the eviction side to give any sort of view.

    To summarise - no such thing, you didn't accidentally sign the tenancy, no-one held a gun to your head etc.


    - I know you are connected to this property but imagine someone telling you what you can and cant do in your home.

    May, not will.


    The tenant is perfectly placed to return the property as was, less wear and tear.

    I have written into my tenancy agreement that I am happy for the tenants to decorate but the timberwork - skirtings, doors, picture rails etc must be white gloss (not sure how I could enforce this but its there anyway)!
    My tenant is hilarious, she changes the wallpaper in the living room every few months because she gets bored with it! The standard of decorating isn't marvelous but so what - i'm not living there. If/when I decide to sell I would expect to redecorate throughout or reduce the asking price accordingly so it really isn't an issue for me.
