    It is not as simple as removing a name
    She will be looking to have the mortgage in her name only which will require sufficient income and likely a maximum LTV
    Even if she has sufficient income to support the multipliers/affordability calculations, the CCJs may well be an issue
    If she cannot support the mortgage on her own income or there is negative equity then the options may be to leave as is or sell up
