Hello
The adjoining property is rented out and in a poor state of repair. About a month ago a weatherboard fell off the roof and landed in my garden. It was very rotten. and damaged my guttering on its way down. The gutter is sloping in the wrong direction and when it rains a waterfall comes down off the roof.
I informed the people who own the property who directed me to their managing agents. They sent a maintenance team who subsequently turned up again with a contracted roofer. The roofer said he would give the agents a quote. He then came back with the estate agent to look from inside the property. He said he cant go ahead with any work until the landlord oks it. The landlord was supposed to come out today but the property company still cant tell me if or when the repairs will be done.
The torrents of water are bound to be damaging the outside of my house but there doesnt seem to be any urgency. Can I claim on my own buildings insurance and get them to recover from the landlord?

Yes you can make a claim assuming you are covered.
Your insurer will pursue the third party if they can prove liability lies with them0
