On the other hand, the share market is often more volatile than the property market. Dividends can tend towards zero - it's amazing how many big name shares declare almost no dividend. I can't divine from this thread if OP is 'cut out' for being a landlord, you will never know till you try it.
The share market is very visible so you can see immediately the price of your investment. That's not the case with property.
I'm not sure you fully understand investing when you state that about dividends. Yes individual companies can go through difficult times and stop paying dividends but if you are invested in a fund that is unlikely to go to zero dividend payout.Remember the saying: if it looks too good to be true it almost certainly is.0 -

You may not like what I type but at least I am not stalking posters by looking up old posts and making multiple criticisms on those threads. I at least attempt to help people. Guess what, I practised this philosophy by making NO comment on a project post mortem. The QA person insisted that I put something, because she instituted this idiotic system. So I said the project was ill conceived, and the management made the wrong choices, etc. And then her manager stepped in and accused me of being UNPROFESSIONAL, and made me withdraw my comments.
When they say they want something nice, they just mean tow the party line. These rabbits are just communist apparatchiks who want absolute conformity, and dissension must be quashed.0 -

However, Dunstonh has done about eighty thousand posts over more than a decade and for the most part they seem sensible / accurate / well intended, and loads of people find them helpful. They're not always wrapped in cotton wool because if you're doing tens of posts a day there is not always time to bother doing that.
You are the one that decided to come on to this thread, find a post he made over two months ago, and reply to it stating that his posts were 'in the main, patronising'. If you've read most of the 80,000 posts in your short time here - to be qualified to comment that they are mostly patronising - well done, that's a lot of reading!
But your comment was that people are here to seek and give advice and have varying degrees of knowledge. As such you would expect that a busy forum like this would have a variety of posting styles and a range of quality of content. If you don't like a particular poster's style or quality of content you can complain to him about it every time he posts, or just skip reading his replies. The latter is better for the rest of us.0 -

Thanks all. Although I am a worrier (and incredibly indecisive as you can tell) I am quite logical (I am a teacher by trade). The reason I have left the house empty for so long is that I have been concerned about the things mentioned (maintenance, tenant issues etc) and really wanted to just sell and stick the money elsewhere to tick over. Now, days away from exchange and completion, I am having second thoughts. I would make £300 PM minimum by renting it out and over the long term on such a tiny BTL mortgage I would own the house outright and have the income for my partner and I. I have been trying to weigh up the pros and cons. I believe that BTL is the best financial thing to do. If I could go back in time I would try renting it out and see, but now is it fair to pull out so far into the process?0
