HELP! Estate agent won't pass on our offer!

    It's possible that the vendors have said no more offers. I've done it myself. The chain situation is horrible, and it's nice to know that you've committed to a buyer, and you're doing your bit to keep the chain rocking.

    I just want to clarify the facts because I feel a minority of posters thought I wasn't well enough informed to make an offer which could be considered by the EA and then passed on to their client.

    I perform systematic searches on-line daily. As soon as the plot in question came on-line, I located it with a close up aerial photograph using Google Earth software.

    Satisfied with the location, I did an on-line search with the planning department to check its planning validity and the type and size of house that can be built, as well as the shape and size of the plot. Still interested, I drove to view as the property is local to me. It is only a building plot after all and can be seen from the public highway.

    From the car I telephoned my OH for agreement and then I immediately telephoned the EA to offer the full asking price.

    So I did all that was necessary to satisfy myself and I acted very quickly!

    It has been suggested that I ought to have registered with all estate agents in the area in order to be taken seriously by the EAs. However, it has been my experience that I receive frequent emails and telephone calls that are not targeted to my specific property requirements. EAs offer anything and everything in my stated price range- semis, detached- anything except plots....and often they call during the busy working day trying to persuade me to view what I can only assume are those properties that are proving harder to shift! It can be disheartening to sift through all this information and it is so much more time efficient to do an on-line search.

    To those posters who suggested I send my offer direct to the vendor, providing I have the name and address, the answer is that I do, as the names were revealed by the Planning Dept. search.

    My instinct is that if there is the possibility of an unethical collusion between developers and EAs, as has been suggested by posters, then I want to steer clear!

    Ultimately it it the vendor who may miss out on the true open market value and the quickest, smoothest sale. Where plots are scarce, as here in the S.E. I think it may be better for a vendor to go to auction for transparency and wider publicity.

    And in case you're wondering......of course I am disappointed.:mad:
  • Let us now how you get on, then (hadn't realised you were talking about land!).

    Maybe going directly to the vendor will give you an automatic advantage over the previous offer because they may be able to avoid EA fees :-D Worth a chat and asking, anyway...

    The house has all but been sold, why should they expect to jump in at a late stage and get it?

    As for searching online for houses, I would say a house is one thing you wouldnt buy without seeing so i dont blame the estate agent for not wanting to potentially damage a sale for someone who hasnt even seen it

    The housing market is tough but the OP needs to get a grip, they basically want another sale reneged on without knowing any details

    Im sure the other parties offer is upto scratch or it wouldnt be accepted

    If your serious about buying a house maybe you should reconsider your approach

    Did you not read the OPs orginal post and his later clarification ? :confused: It's not a House - it's Land. And the OP has quite clearly explained what he/she did to verify that the land was worth putting an offer in?

    I'm all for differing opinions on this board but get so frustrated when people reply to posts without reading the whole thread properly!

    I entirely agree with you!

    It's soo frustrating being bombarded with junk but how do you get to find out first? In the last couple of weeks, I'm being sent eveything from an agent who has not ever sent me anything. I viewed one property with them back in erm March? Another one was sending me several text message a day! Some send me nothing at all!

    A decent database with enough keywords etc to match buyers up with houses and someone who can take enough pride in entering details correctly is so simple. Then you can email/text/telephone people with things that have a hope of actually meeting their criteria. Concentration could be better placed on requirements and not simply on price (if you're that lucky - I'm sure I get everything!)

    I know for a fact I could EA better than most :wall:

    The trouble is that a lot of EA software packages....Vebra, for example only matches on 3 criteria.....Price, Location and Number of Bedrooms. We do our the old fashioned way lol......a folder and a telephone

    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)
