    but if you want to sell, then you have to make it a good price, just cos you've dropped it by £45k doesn't mean you're doing anyone a favour, it just means you've overpriced it initially.

    so either price it realistically or under value if you want rid soon, or keep hold of for your niche market.

    if you make it an attractive price, then you may get other people interested who weren't initially. ie "well it's different, not the exact set up we wanted but it's within our budget so why not"

    You are right you property is indeed nice, but the problem is its in margate and margate has such a bad name.

    As people have said it is unusual so you will only get interest from investors like yourself, and most sensible investors are not buying right now (you might get lucky and get a stupid one) or as you say you might get someone who has a relative living with them.

    I live in east kent and prices are tumbling all over the place, with investors offloading btl properties.

    Basically you have two choices which is to sit it out and hope the right person sees it, or cut the price drasticly, but its only been 6 weeks so I wouldnt panic just yet.

  • Before you take such drastic measures as slashing the price, why don't you advertise it on private property sale websites, particularly those that are free. www.mouse-move.com are offering six months free advertising, including 24 photos at the moment. At least this way you can't lose anything. Slash your price and you could be kicking yourself in the future.

    OMG! I just looked at Woking and there isnt a single property there - for the whole of Woking!... and not a single one in the whole of surrey... in fact, they appear to have a grand total of 8 properties in the entire country!

    I hate to state the obvious but your house is only worth what someone will pay you for it. To be frank, this rule kinda applies to most things.

    You may *think* it is "worth" £285,000 but apparently that is not the case.

    The best offer you've had so far is 20p. (On this board!)

    If you really want to sell you will have to knock a significant amount off the price, and keep knocking down the price at regular intervals until someone buys it. £30,000 is not a "significant" amount of money to knock off of £300,000... it's only 10%. 33% is a significant amount.

    If you don't want to sell and are just a chancer looknig to see if you can get £285,000 for your property, then feel free. If you want to sell in the current market you'll have to start dropping your "desired value" until it reaches the "market value".

    Until you find a buyer and the cash is in your bank account, the house is worth precisely £0

    20p + my old computer and toasted sandwich maker! Beat that.

    My opinion is that the house is still to expensive with it's limited appeal; if i was a professional landlord and it was priced about 20% less i would definately be interested.
