Land registry first application expedited
Belsarst
Currently buying a house and awaiting confirmation from land registry about additional land being added to the property. Surveyors went out in the first week in May nice heard that the application has been expedited. Does anyone know how long this takes until completion. Seller is threatening to pull out if completion doesn't take place soon! Many thanks!

Belsarst - timescales can vary where a survey was required as sometimes this can lead to further details being requested form the applicant or notices being served on adjoining landowners for example.
The seller should be aware of any delays though through their solicitors.
Why is the seller threatening to pull out though? That would normally be the buyer unless they are expecting you to complete before the additional land is resolved. If they are then it is you and your own solicitor's decision as to whether you go ahead or not.
As such I would be asking the seller why, if expedited, the registration is still not completed and what timescale have they been advised by us, Land Registry“Official Company Representative

Thanks for your reply. Seller wants us to complete without the land but lenders have advised us not to. Whenever I ask, no one seems to know where the application is at. The survey was done at the beginning of May but apparently the application was only submitted to land registry on the 6th July even though the completed application form was dated the end of May. Not sure how to else to find out where we are at with the application. I rang land registry on Wednesday and left my details for someone to contact me to let me know how far the application has got but haven't heard back from that either.0

Surely it is you who should be putting pressure on the sellers?
You should be threatening to pull out unless they get the additional land incorporated into the Title, by, say, 20th August.0 -

We do have a lot of work at present so you will be contacted re timescales etc but it can take a few days sometimes. Best to hold fire for that reply.
It would be interesting to see if the seller's solicitor is making the same effort and if they have then what reply they have received?
If you have not heard from us by close of play Tuesday then email us at customer.service@landregistry.gov.uk and we can check as to what is happening re that reply“Official Company Representative
