    But according to the OP the seller has only been offered significantly under their asking price so far, not as if they are in a position to call the shots is it? Of course the OP needs a buyer and might not get the offers they want, kitchen ready or not, and on it goes I suppose.

    When not try doing the fixing and selling in parallel? Put it on right now, get someone in to finalise the work and describe to viewers what will be done. Maybe you'll get lucky or at worst have someone lined up ready when its all set.

    Why not be frank with the agent for the house you like? Perhaps ask them if they would like to handle the sale of your house and invite them to see the state it is in now and take their advice on what to do before marketing it. I am sure that they would be very interested in getting a second commission out of this deal, and so would do all in their power to make things work out.
