House Insurance - 3 or 4 bed?

Hi,
We are in the process of purchasing a house.
It is marketed as a 4 bedroom However, there are only 3 bedrooms upstairs in the main part of the house. The "4th" is in a downstairs extension. The current owner uses it as the master bedroom and it has fitted wardrobes and an ensuite.
We won't be using it as a bedroom and will be removing the wardrobes and be using it as a second sitting room (for our teenagers!).
Now my dilemma is, how do we insure it, as a 3 or 4 bed?
We will never use it as a 4 bed but as the sale particulars say 4 bed would we be wrong to insure as a 3 bed?
Any advice welcome please.
Thank you.
