  • as previously stated the house holds too many bad memories i use agency just to collect rent they only charge 5% and i have an inusrance policy that covers me for rent arrears

    Only £540 a year! You can collect the rent etc for free, surely thats desirable when the rent isn't covering the mortgage?

    If you look into what you need to do, eg gas certs etc it really isn't difficult or time consuming. When tenants change credit checks etc will still work out far cheaper than using an agency.
