AST Renewal

I'm looking for advise on how to renew an AST with a LA?

I've been trawling all over the web and have learnt that when an AST expires it will automatically be transferred into a new tenancy agreement (Periodic tenancy). However this tenancy rolls on from month to month and the T is left with less rights than with an AST.

I'm quite happy to pay the renewal fee. I've been told by the LA that the LL is happy for me to stay in the property and has agreed for me to sign a new AST for a further 2 years.

However it seems that the LA is less than forth coming in getting a new AST to me to sign.

I've contacted the local branch multiple times and they have stated that the renewals team deal with the renewals and that they would need to get hold of them and ask them to contact me. However there is never any further contact from the LA or their renewals department.

My Tenancy has now expired and I would prefer the security of the Fixed Term AST and wish to sign a new tenancy. Is there any advise, that anyone can give, that can help me obtain the preferred tenancy agreement?
